As NVM’s subsidiary, Brainbay has been managing NVM’s database (MIDAS) as well as the exchange system known as Tiara. As a result, Brainbay’s reference module is based on the most complete and current housing market database available in the Netherlands.
The best reference homes
Brainbay’s reference module is about comparing houses on location in the first place, searching for comparable houses on the same street or in the same area. In addition, factors like living space, plot size, construction period and type of property matter as well when selecting the best reference homes. Soon, the model will also include the state of repairs. The state of repairs is determined by using visual recognition on property images and text mining on ads offering property.
The reference module pays off for each residential property in the Netherlands, seeking to present the most relevant reference homes. As a result, the reference homes shown were either sold in the past two years, or they belong to existing offer. It has been deliberately decided not to include the transaction price when selecting reference homes. It is to make sure the references independently represent the property’s value.
